The seller is obliged to have an energy certificate drawn up. This happens either through the developer or from companies that specialize and are liable. You hand over this energy certificate to the buyer at the latest 14 days after the contract is signed. It is noted by a notary / lawyer that you as the seller assume no liability for the correctness of the energy certificate.

Taxes and tax exemptions:
Of course, taxes on the sale of your property also result from the proceeds. You must pay this properly to the relevant tax office using the “property income tax”.

Main residence exemption
This clause stipulates that sales up to 1000 square meters are tax-free if the property to be sold was reported in the span of residence. It is irrelevant whether your property is an old building or a new building.

Manufacturer exemption
If you have built your property yourself using your own resources - this means building at your own economic building risk - you can post the profit tax-free.

Attorney and notary fees
When calculating these costs, there are filigree differences between buyer and seller. As a seller, consult a lawyer, pay his hourly rate or a flat rate. If the buyer consults a specialist, he pays 1.2 to 3 percent of the purchase price of the entire property.
