Would you like to build or buy a house or apartment and expect various loans for your construction financing? Do you advise building owners or buyers and would like to present a clear evaluation to the customer on the tablet? Here is your app.

This mortgage calculator has been optimized for use on a tablet. It can also be used on a smartphone, but has visual restrictions there due to the smaller smartphone display.

ALF-OPTIFI mobile can be operated intuitively and calculates simple but also extensive building finance. You can enter any number of variants for each calculation. Try e.g. B. how more or less own funds or special repayments such as child benefits affect the term or subsidies such as resident members. Compare different fixed interest periods or different loan offers.

In the "Property" area, you enter property data and costs. The depreciation is calculated automatically. For an additional calculation of the tax-effective amounts, enter your income data in the "Acquirer" area.

In the "Financing" area you enter your own funds, own contributions and loans:
• Annuity loan (also replacement with a building society loan agreement)
• Final loan (also replacement with a home loan and savings contract)
• Allocation-ready building society loan agreement
• State development loans
• KfW loan

Use the integrated tariff database, which is continuously updated, for the data of a home loan and savings contract, state subsidy or KfW loan. You can find out the conditions of the annuity or bullet loan from your bank.

Various special cases can also be recorded for each loan, e.g. B .:
• Interest and repayment levels
• commitment interest
• Costs and fees
• Special payments
• Retirement benefit
• Child benefit.

Info icons provide comprehensive explanations of meaning, recording and impact. You can create a repayment plan including a graphic for each loan with one click.

The graphically oriented evaluation clearly shows buyer and income data, property data including property pictures (photos, logos, location, building plans), property costs, depreciation, financing with financing requirements, building blocks, table with the initial development of the first five years and table of the overall development. Many graphic representations and explanations make it easier to understand the technical terms.

This free app has the following limitations:
• Debit interest rate can only be recorded above 6%
• Issues contain "Free Version" watermark
• No output of evaluation and repayment plan as PDF, sending by e-mail and printing

After loading the free app, you can convert it via a subscription (in-app purchase) into:
• the ALF-OPTIFI mobile "private" app (can be canceled monthly, also immediately) or
• the advice app ALF-OPTIFI mobile "business" (monthly or annual subscription)

The app version for private users lacks some special and marketing functions compared to the business version.

The monthly ABOs for the private and business version can be canceled monthly, even immediately after purchase. The annual business subscription can be canceled annually, even immediately after purchase.

The ALF-Cloud enables - with multiple security - the exchange of the calculations, optionally between two ALF-OPTIFI apps or between ALF-OPTIFI app and ALF-OPTIFI Windows version.
