About Renditerechner Pro Immobilien

With the return calculator Pro for real estate (= ImmoRenditeRechner Pro) the capital investment in a property can be optimized. The property return can be calculated with the methods gross initial return (= BAR), net initial return (= NAR), return on equity (= EKR) and internal rate of return (= IZF, internal rate of return = IRR). Via BAR, NAR and EKR, the user can determine a return with just a few parameters. With the IZF method, investors can also simulate future influencing factors in order to get an estimate of the actual return. As an alternative to the return, the purchase price or rent can also be calculated. This allows you to determine at which rent a certain return is achieved or what the maximum cost of the property for a desired return target.

BAR, NAR and EKR are static calculation methods based on a point in time, in which the parameters are already known in advance of the property purchase (= point in time). They are considered to be important key figures when investing in a property, whereby the BAR sets the annual rent in relation to the net purchase price. Compared to the BAR, the NAR also takes into account the ancillary purchase costs and the costs that cannot be allocated to the rent. As a result, the NAR is more meaningful as a return figure than the BAR. The EKR, in turn, sets the net profit in relation to its own capital employed. The NAR is recommended for an initial return assessment.

The IZF method as a dynamic investment calculation method, on the other hand, considers the period from purchase to sale of the property with all income and expenses for calculating the property return. Since not all parameters relevant to income and expenses can be recorded in advance of a property purchase, the ImmoRenditeComputer Pro model is limited to just under 30 influencing variables. Among other things, deductions for wear and tear (depreciation), a loan, a potential rent increase and various other parameters can be recorded. Tax aspects are also taken into account (in a simplified form). The IZF method is well suited for simulating scenarios. For example, you can calculate how a certain increase in rent will affect the return.
