Real Estate Rental Analysis is a quick and easy way to analyze the financial potential of a real estate project. The system provides up to 15 years of detailed key financial data including net operating income, construction loan interest, down payment amount, mortgage interest and principle, before tax cash flow, and net sale proceeds. In addition, key financial indicators, such as return on investment, capitalization rate, debt coverage ratio and APR are provided to assist with the decision process. The components of the project, such as expected annual rent and expenses; land and building construction costs; or building purchase price, are entered in the app. A yearly rent increase and separate expense increase percentage is entered to adjust future years results for potential inflation. The exit year is then entered to obtain yearly and total results.
To save the results of the project analysis, a CSV file of the project can be emailed to interested parties.
