Circle is a new way of visualizing and simplifying the old and complicated problem of keeping track of all the contacts, roles, steps, assignments, communications, documents, and most importantly, the status of a collaborative transaction team workflow. Circle supports any transaction-oriented industry but excels in complicated multi-person workflows such as real estate transactions, event planning, and construction projects. In a real estate transaction, many team members -- agents, brokers, lenders, title attorneys, escrow officers, appraisers, banks, home inspectors, pest inspectors, home improvement contractors, engineers, stagers, painters, and so on -- must collaborate to produce a successful transaction. Everybody has their own role and their own job to do, receiving input and providing their work product to the team. But until now, all those team members worked in the dark with no bird’s-eye view of the overall transaction status and how their role fits into the process. Most importantly, the buyer's and seller's agents had to waste valuable time polling team members to discover and resolve bottlenecks in the process that could spell the difference between failure and a successful transaction.

Here's how it works:

Circle extends and augments the transaction coordinator liaison role by providing a single point application that is an inexpensive, easy to learn, and easy to use tool accessed by all team members to provide real time status. Circle shows colored status in real time for any transaction, or any point in each transaction which needs immediate attention. Circle is designed from the ground up to help identify, prevent, and quickly resolve problems such as escrow fraud, wire fraud, communications lag, and lender, buyer, repair, EMD, or contingency issues. This allows the agents to focus on client service and facilitating transaction completion rather than wasting time collecting status reports, thus saving valuable time and overhead on administrative expense.

The originating real estate agent simply downloads the Circle app on their smartphone. When a new escrow opens, the Circle subscriber creates a new Circle. Circle automation takes over and streamlines the process as all other parties (clients, lender/loan processors, attorney, transaction coordinators, etc.) are given download links to join in.

All action task items are flagged in the app via a set escrow timeline. Circle notifies the responsible party or parties via an alert that there is a task requiring their immediate attention or is past due. With the tap of a screen, each party acknowledges receipt of each communication and task completion. Circle timestamps each party's acknowledgement of each action item and tasks. When escrow closes, all parties including the Broker can download a PDF of the entire Circle communication thread and add it to their transaction file as a complete record.

Following close of escrow, Circle will contact all parties to provide a 0–5-star rating of the professionals involved in that transaction. This unique feature adds an incredible opportunity for users and companies to strive for Circle's 5-Star Rating, which will be a popular marketing feature for any success minded agent or lender.
