Step 1: You enter some basic information about the property, such as zip code, purchase price, HOA dues and any other assessments, any seller credits and an estimated closing date.
Step 2: Choose from the pre-loaded loan program options (such as VA, FHA, etc.).
Step 3: Choose the rate to use (the app fetches the regional real-time rates and average origination fees for the program you selected).
Step 4: Tap CALCULATE and there you have it - the TOTAL monthly payment (including things like insurance, taxes, mortgage insurance if any). Also, see the cash needed to close.
You can save different estimates and go back to them later, refreshing the numbers with current interest rate and cost figures.
